818 Chestnut Street – 815 Sansom Street
Overview:
Recently, we completed the historic rehabilitation of the original Horn & Hardart Automat building, constructed in 1834, to create a 10,000 square foot 1st floor medical office with 18 luxury apartments above. The building is located in the heart of Philadelphia on historic Jewelers Row near Thomas Jefferson University.
Development:
We leased and constructed a 10,000 square foot cardiology office on the first floor, followed by 18 apartments on the second, third, and fourth floors. We successfully engineered solutions to enable us to recapture lobby space on both Chestnut and Sansom Streets, as well as add elevators and new stair towers with minimal disruption to the existing business below. Additionally, we worked with the national, state, and local historic commissions to restore the building to its original glory. The restoration process included refurbishing the original 25 ft. tall Automat marquee sign and obtaining Philadelphia Historic Commission’s approval to create new façade entries.
Result:
The Automat now provides contemporary living blended with rich historic characteristics such as exposed brick and columns. The apartments are one and two bedroom with luxury finishes such as: expansive ceilings, balconies, oversized windows, designer kitchens, wide plank maple hardwood flooring, walk-in closets, and highly energy efficient construction. Each set of 9 apartments has its own entrance and elevator. Additionally, all units are leased and we have a high tenant retention rate
